Taking on a property whether freehold or leasehold attracts liabilities as all are subject to various legislation and regulatory considerations. These should be assessed prior to you binding yourself contractually and a properly conducted pre-acquisition or building survey can ensure you are aware of the merits or otherwise of the property before a commitment is made.

Every client's needs are unique and we look to tailor our reports to work along with these specific needs. As a guide, our pre-acquisition / building survey reports include a detailed assessment of the building structure and fabric, the maintenance requirements attached to these and any defects identified. We also consider the applicable legislation as it affects the users, owners and occupiers of the property.

We remain mindful of timescales concerning commercial property transactions and can mobilise swiftly to review properties in the short term. We are positioned to provide "Executive Summary" style oral reports shortly following inspection to enable prompt action to be taken where time to complete is short.
